Black Raven Manor Tours Terms and Conditions

Minimum Guest Requirement
To ensure the best experience for our participants, all Black Raven Manor Productions ghost tours require a minimum of 2 paying guests to proceed. If fewer than 2 guests are booked for a particular slot, we reserve the right to cancel or reschedule the tour at our discretion. Affected guests will be notified as soon as possible and offered an alternative date or a full refund.

Cancellation & Refund Policy
We understand that plans can change. Guests wishing to cancel their booking must do so at least 3 hours prior to the scheduled tour start time to receive a full refund. Cancellations made less than 3 hours before the tour, as well as no-shows, are not eligible for any refund or credit.

Use of Website and Services
The Black Raven Manor Productions website and our tour services are provided for personal, non-commercial use only. Users agree not to misuse the site, including but not limited to hacking, scraping, or interfering with the site's functionality or booking systems. When booking, users must provide accurate and complete information. We reserve the right to modify, suspend, or discontinue any part of the website or our services at any time without notice. Violation of these terms may result in the immediate cancellation of bookings or denial of service.

Intellectual Property
All content on this website and within our tours—including text, photos, audio, video, logos, branding, and tour scripts—is owned by or licensed to Black Raven Manor Productions. This content is protected by copyright and other intellectual property laws and may not be copied, recorded, distributed, or used for commercial purposes without prior written permission. Guests may use the site and its content only for personal, non-commercial use related to booking and attending tours.

Safety & Participant Responsibility
Our tours involve walking on various terrains, including sidewalks and paved paths. Participants are responsible for their own safety and are advised to wear comfortable footwear and weather-appropriate clothing. Please stay with the group and follow the tour guide's instructions at all times.

Dispute Resolution
Any disputes arising out of or related to our tours, website, or these terms will first be addressed by contacting Black Raven Manor Productions to attempt an informal resolution. If the issue is not resolved, disputes will be governed by the laws of the State of North Carolina, with venue in the appropriate state or federal courts located in or near Charlotte, North Carolina. Guests agree to bring any claims individually and not as part of a class action, to the extent permitted by law.

Weather & Tour Changes
Tours operate nightly, rain or shine. In the event of extreme weather conditions that pose a safety risk, Black Raven Manor Productions may cancel the tour. We also reserve the right to modify tour routes or locations based on current availability or safety concerns. If we cancel due to weather, a full refund or rescheduling option will be provided.
